The average price of a detached, semi-detached, and terraced house in England
The average price of a house in the UK fell by 0.1% in October 2025, marking a year-on-year price rise of 1.4%.
According to the UK’s House Price Index for October 2025, the average price of a house is now £292,000, although there are large disparities between London and surrounding regions and the rest of the country.
In London, the average price of a home decreased by 2.4% annually to £547,000. The cheapest region in which to buy a home was the North East, where the average property value was £163,000.
The highest monthly rise in house prices was also seen in the North East, where prices rose by 1.3% in October 2025. This region also saw the highest annual growth, with prices increasing by 5% year-on-year.
On a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £40,000 or greater was 98,000 in October 2025, 2.1% lower than a year ago.

Interestingly, the average price of a flat or maisonette is the only figure which has declined significantly over the past year, possibly indicating the constraints of affordability on buyer demand, amongst other factors.
The UK HPI is based on completed housing transactions. Typically, a house purchase can take six to eight weeks to reach completion. As with other indicators in the housing market, which typically fluctuate from month to month, it is important not to put too much weight on one month’s set of house price data.
