The average price of a detached, semi-detached, and terraced home in England
House price data for December 2025 shows a month-on-month fall 0.7% in average house prices in the UK.
This is according to the latest UK House Price Index, which shows house price changes for England, Scotland, Wales and Northern Ireland.
Across the UK, there has been an annual price rise of 2.4%, taking the average property value in the UK to £270,000.
Annual growth was more subdued in England at just 1.7% over the past year, and house prices in London and the South of England were largely flat or even declining.
Average house prices in London fell by 1% in the past year, and annual house price growth in the South East and South West regions of England was limited to 0.0% and 0.3%, respectively.
More affordable areas of England, such as the North East and North West, saw much better growth in line with previous years.
Average house price by property type in England
The average price of a house in England is now £292,000, having grown by 1.7% over the past year.
All property types in the country saw some form of average price growth over the past year, except for flats and maisonettes.
The average price of a flat or maisonette in England decreased 1.8% year-on-year in December 2025.
This is in line with the measured decline in house prices across London and the South of England, where flats account for a larger proportion of housing stock.
