Rightmove has published its House Price Index for May 2025, outlining the latest pricing data for the UK property market.
The latest report shows that while asking prices rose to a record high, this increase was the lowest for May in nine years, and a substantial increase in the supply of homes was not matched by buyer demand.
These factors contributed to a market which what experts said offered a compelling opportunity to buy, with buyers spoilt for choice and sellers pressured to price realistically.
When it comes to regional property prices, London continues to rank as the most expensive region of the United Kingdom. However, the cost of a home in the city can vary wildly from borough to borough.
Rightmove’s House Price Index includes data on the average asking price for homes in each borough, along with the monthly and annual changes. This data is based on a three-month rolling average and can be used as an indicator of overall price trends in each borough over time.
According to Rightmove’s latest House Price Index, the most expensive borough in London was Kensington and Chelsea, with an average asking price of £1,685,360. The cheapest was Barking and Dagenham, with an average asking price of £377,187.
On average, London property sellers take 60 days to find a buyer, although John D Wood & Co managing director Paula Ogden Duffy noted that in London, some discretionary sellers and buyers are pausing as the impact of political and economic headwinds take time to settle.
